Pricing
The price is on the page, and it is smaller than the commission it replaces
Three monthly tiers from £399, a 3-month minimum, then monthly. A one-off listing build at £250 for properties that only want the knowledge panel and the free booking link fixed. Websites from £1200. The calculator comes first, because the only honest way to judge any of it is against what the OTAs already take.

Your commission, your numbers, against the Local tier
Rooms, occupancy, average rate, the share of nights through OTAs, the commission rate on your extranet invoices, and what a direct booking costs you in engine and card fees.
- Room nights sold a year
- 2,847
- Of which through OTAs
- 1,708
- Commission leaving the business each year
- £29,463
- Every 10 points of OTA share moved to direct is worth
- £3,933 a year
About £2,455 a month, on £196,420 of OTA room revenue.
After your 3% direct costs. That is 0.8x the Local tier at £399 a month, before a single extra night is sold.
Your numbers, your maths; it does not predict what Google will send. Booking.com and Expedia typically charge an independent property 15 to 25 per cent, varying by country and the visibility programmes joined; your extranet invoices show the exact figure.
Monthly tiers
Local, Growth, Multi-property
Every tier carries the listing work, your rate in the price list, the review routine, AI-readiness and a monthly report written by the person who did the work. The difference is how many properties and how much is built for you each month.
Tier 1
Local
One property, one Google hotel listing, one town
£399 /month
- Google Business Profile and hotel listing rebuilt: property type, amenities, photos, check-in times, the official-site link
- Free booking links live, with your own rate showing next to the OTAs
- Room, offer and area pages written for the searches guests actually make
- Review routine across Google, Tripadvisor and the booking engine, with replies
- Monthly Search Console report with direct bookings counted, in plain English
Most independents with competition
Growth
A property in a town with real competition, or a small group of two or three
£599 /month
- Everything in Local
- One new page or guide a month: seasons, events, the questions guests ask before they book
- Direct-only offers built inside rate parity: packages, member rates, the guest email list
- Mentions on the tourism boards, guides and local pages that send guests
- Quarterly technical and speed pass on the booking path
Tier 3
Multi-property
Several properties or sites, each needing its own listing, pages and report
£799 /month
- Everything in Growth
- A listing, a page set and a report for each property
- Two pieces of content a month across the group
- Google Hotel Ads set-up and management on request
| Local | Growth | Multi-property | |
|---|---|---|---|
| Properties | One | One, or a group of two or three | Several |
| Listing and your rate on Google | Included | Included | Per property |
| New pages or guides | As needed at the start | One a month | Two a month |
| Direct-only offers inside parity | Advice | Built | Built, per property |
| Mentions on tourism and route sites | The essentials | Monthly | Monthly, per property |
| Technical pass on the booking path | At the start | Quarterly | Quarterly |
| Hotel Ads management | Quoted separately | Quoted separately | On request |
Prices exclude VAT. Hotel Ads spend goes to Google directly and is never marked up. The booking engine's fee is paid to the engine. No set-up fee: the audit is the set-up.
One-off, no retainer
Google Business Profile and hotel listing build: £250, delivered within 5 working days

- Ownership of the Business Profile claimed or recovered, with video verification handled if Google asks for it
- Hotel listing details corrected: property type, hotel class, check-in and check-out times, room count, description
- Every amenity and attribute that is true ticked: parking, breakfast, dog friendly, Wi-Fi, EV charging, accessible rooms
- Photos sorted into Google's hotel categories (rooms, exterior, food, common areas) with a shot list for what is missing
- Your official website added as a free booking link, with rates entered by hand or through your booking engine
- Hotel Center checked so the rate Google shows matches the booking engine and the website
- Reception and restaurant hours, plus special hours for Christmas, New Year and the annual close
- Questions and answers seeded from what guests ask by phone: parking, dogs, late arrival, breakfast times
- Review link and the wording for the check-out ask; replies to the reviews already there
- A one-page handover: what to keep updated, what never to touch, how to read the listing's own numbers
Websites
From £1200, and why a hotel site starts there
A hotel site has to sell a room: a page per room type with a live rate, an offers page with dates, season pages kept at the same address every year, a gallery under two seconds on a phone, a booking engine connected to Google's price list and styled to the site, the total shown first as the law requires, and tracking that follows the guest into the engine. Each is built and tested, which is why it starts higher than a trade site and pays back in avoided commission faster.
Hosting and care is a yearly product, and the first SEO month comes free with any build. Details on the website page.
What moves the price
Properties and content, not the size of the building
- How many properties. Each needs its own listing, pages, reviews and report. One is Local, a small group is Growth, several is Multi-property.
- How much is built each month. Local advises on offers and mentions; Growth builds the packages, the member rate and the list, and works the tourism sites every month.
- Competition changes the timeline, not the price. A crowded city takes longer to move, and we say so in the audit rather than charging more.
Not included, on purpose
What you will not find in the price
- No contract past the three months. Month four is monthly; you leave with a month's notice and keep everything.
- No ranking guarantee. Nobody controls the hotel module. We guarantee the work, listed, and the numbers, shown.
- No town pages on a template, no outsourced writing. We write the searches your property wins, here, after talking to you.
- No bought, gated or incentivised reviews. They break the platforms' rules and, since April 2025, UK consumer law.
- No percentage of your bookings. The fee is the fee. We are not another commission.
Judge it by this
How to know whether it is working
By week four, the name search shows your own rate in the price list. By month three, the booking engine's source report shows direct bookings from Google rising. By month six, OTA share of room nights has moved, and we will have told you plainly if not. By month twelve, the nights moved cover the fee several times over, or we say what is wrong.
The break-even sum for any supplier is in our spending guide.
Questions about pricing
Is my town still available?
Probably, and the reply to the quote form confirms it. One property per town on the Local tier, confirmed personally in the reply, so the first to start keeps it.
Why is there a three-month minimum?
The listing and the rate feed show in weeks but the pages take months, and judging at week four would be judging the weather. After three months it is monthly and you can stop any time.
What is not included?
Hotel Ads spend, paid to Google on your card; the booking engine's own fee; a new website, quoted separately; OTA visibility programmes, which we would rather you cancelled; and photography, because the photos need to be of your rooms.
Can I move between tiers?
Yes, at any month end. Most properties start on Local and move to Growth when the name search is booking direct and they want the shoulder months filled.
Is VAT included?
Prices are shown without VAT. We will tell you the VAT position on the quote.
Start with the free audit; the quote comes with it
You get where your name search sends a guest, the three properties above you in the hotel module, the tier we would recommend and why. Then you decide.
