Hotel websites built around the booking path: rooms, rates, gallery, book

A hotel website has one job the OTA cannot do for you: take the booking without a commission. Most of the hotel sites we audit cannot, because there is no rate on the room page, the booking engine opens a different-looking site, or the total only appears at the last step. Ours are built from the booking path outward, from £1200 as a one-off, and the price is what it is because rooms with live rates, an offers page, a fast gallery and a connected, styled engine all have to be built and tested.

What a hotel site has to do

Seven things, none of them decorative

We have audited enough hotel sites to know the pattern. The ones that book direct share the same bones, and the design is the least of it.

  • A page per room type with a live from-rate, bed size, bathroom, floor, view, what it sleeps, and the photos the OTA listing has plus the honest ones it does not.
  • The total shown first. Every mandatory charge in the headline price, which since April 2025 is the law as well as good manners.
  • A booking engine that looks like the site, on your own domain where the engine allows it, connected to Google Hotel Center.
  • An offers page with dates and numbers, and a page per season kept at the same address every year.
  • The questions that stop a booking answered on the page: parking, dogs, check-in, lift, breakfast, what happens if plans change.
  • Speed. Under two seconds on a phone over 4G, with the gallery resized at build time and no video above the fold.
  • Tracking that follows the guest into the engine, so bookings are counted and you know which page earned the Tuesday.

How we build

Our own stack, no page builder, no plugins to patch

Every site we build runs on the same stack as this one: static pages generated at build time, photographs converted and sized automatically, fonts served from your own domain, security headers on every response, a schema graph on every page that matches the listing. The gallery a hotel needs is exactly what a page builder makes slow, and speed is where the guest on a train decides.

The law on the booking page

Four rules a hotel site has to keep

  • No drip pricing. Under the Digital Markets, Competition and Consumers Act 2024, in force from 6 April 2025, mandatory charges go in the headline price.
  • Packages may be packages. A stay sold with another significant service, a tour or a spa day worth a quarter or more of the total, can fall under the Package Travel and Linked Travel Arrangements Regulations 2018. Dinner, bed and breakfast is fine; the hot-air balloon weekend needs checking.
  • The email list is lawful only one way. PECR's soft opt-in lets you email past guests about similar stays if they could opt out when you took the address and can opt out every time.
  • Reviews on the site are your responsibility. Publishing them without reasonable steps against fakes is a banned practice since April 2025. We show real ones with dates, or none.

What the £1200 covers, and what moves it

The from-price covers up to six room types, an offers page, three season pages, a gallery, the engine connected and styled, schema, tracking and launch. More room types, a restaurant with menu pages, weddings, a second language or a second property move the price, and we say by how much in the quote. Hosting and care is a yearly product, and the first SEO month comes free with any build.

Questions hotel owners ask us

Why does a hotel website start at £1200 when a trade site starts lower?

Because it has more to do. A trade site needs a page per job and a form. A hotel site needs a page per room type with live rates from the engine, an offers page with dates, a gallery that is fast on a phone, a booking engine styled and connected, the total price shown first, tracking into the engine, and schema that matches the listing. Each is built and tested.

Can you fix our existing site instead of rebuilding it?

Often. If it is indexable, reasonably fast and on a platform we can edit, we add rates to the room pages, connect and style the engine, fix the titles and the tracking, and leave the rest. If it is a brewery template, an agency-owned page or a theme with a video header and a nine-second load, a rebuild is cheaper than the commission the old site keeps sending to the OTAs.

Which booking engine do you use?

Yours, if it connects to Google Hotel Center and can be styled or embedded. If you do not have one, we help you choose from the UK systems that do, by room count and how you price. We do not resell an engine and we do not take a percentage of bookings.

How long does a build take?

Five to seven weeks from the brief to launch for a typical independent property, most of it writing the room and season pages and waiting for photographs. The domain is in your name and the site is yours.
